Reservations are accepted for weekly or monthly periods of time. There is a two to three day minimum stay during the regular season; over holidays and peak seasons, the minimum is three to five days, depending upon the holiday. We recommend early reservations to assure the dates you most desire.

Rentals

At the time the reservation is made, a $200 security deposit and a $45 reservation fee plus tax are due. The total rental is due thirty days in advance of the reservation date.

All reservations require a security deposit, which is due at the time you make your reservation. We prefer the security deposit be made via a credit card (Mastercard or Visa); if you choose to make the deposit by check or money order, this deposit must be received within three business days or the reservation will be cancelled. The security deposit will not be applied to your rental rate. This deposit will be refunded by mail within 45 days after the unit is cleaned and the condition of the unit and its contents has been verified.

Family reunions and gatherings are welcomed, but messy parties and bashes are not. Security deposits may be used to repair damages, replace missing contents, or to reimburse Smoky Falls Vacation Rentals for expenses resulting from agreement violations such as exceeding the allowed number of people, telephone charges, internet charges, movie charges, returned check fee, trash left in the unit, dirty dishes, or unacceptable condition of the unit on departure. Please report any problems or damages in the unit the day you check in. If not reported, we must assume any damages occurred during your occupancy.

Check-in Check Out

Check-in is from 4:00 pm to 9:00 pm unless special arrangements are made with the office.

Check-out is at 10:00 am. Late departures will result in a charge for an additional day rent plus tax.

Cancellation Policy

We know that plans can go astray, however, we rely primarily on advance reservations, and cancellations may not be readily filled. To be fair to all concerned, our policy is as follows:
If a reservation is cancelled 30 days or more prior to the arrival date, then the security deposit may be refunded. If a reservation is cancelled within 30 days of the arrival date, refunds will be dependent upon re-renting the property. You may not change your reservation to a new date within the 30-day cancellation period. The reservation may not be changed to a shorter length of time. Extension to stays is subject to availability. All guests are financially responsible for the time reserved; there will be no refunds due to weather, change of plans, or early departures.

The $45 reservation fee plus tax applies to all cancellations.

Property Locations

All of the properties rented by Smoky Falls Vacation Rentals are located in the Great Smoky Mountains. Over 75% are located on mountain roads that are dirt and gravel; over 50% are located at over 3,500 feet in elevation. Four-wheel drive vehicles are recommended for winter travel to the properties.

Pet Policy

No pets shall be allowed on premises unless that premises provides fro the accommodation of pets, appropriate restrictions, and tenant has paid appropriate pet fee. Tenants breech of this provision shall be considered a material breech, and shal result in termination of tenant's tenancy and entire security deposit will be forteited.

Smoking Policy

All properties are non-smoking. Smoking is allowed in outside designated smoking areas. Cigarette butts must be extinguished and deposited of in an appropriate waste receptacle and not thrown on the ground or around the Premise.
